Summerlin

 

Summerlin is a community that encompasses a large part of West Las Vegas in which many residents strive to live. There is a great variety of homes within Summerlin but most of the main parts are known for their expensive, luxurious homes. It is appealing to most families trying to settle down due to the great schools in the area being: Palo Verde High School, West Career & Technical High School, Doral Academy, and two of the best private schools in the valley. There are plenty of options for food and retail including Tivoli Village and Downtown Summerlin, both of which have a great selection of restaurants and shopping. Both have farmer’s markets every Saturday.

 

Median Listing Home Price (2023): $594,900

 

Pros: Summerlin offers a wide range of housing options, from condos and townhouses to single-family homes and luxury properties. The community is home to many top-rated schools, and it has a strong sense of community. Summerlin also offers a wide range of amenities such as parks, over 200 miles of walking trails, shopping centers, and golf courses.

Cons: Summerlin is located farther from the Strip, which means that it can be a longer commute for those who work or want to enjoy the entertainment options in the city. The neighborhoods can be relatively isolated, which can make it difficult to access shopping and dining options outside of the suburbs. Additionally, home prices in Summerlin are relatively high compared to other neighborhoods in Las Vegas. Higher HOA fees are expected in most neighborhoods in the community.

 

Skye Canyon

 

Skye Canyon is in North-West Las Vegas and is a great community for families. Skye Canyon advocates for a healthy lifestyle with their inviting 15-acre gathering place where you can find the Skye Center and Skye Fitness. They have tons of community events for activities and social gatherings, making Skye Canyon a great place for anyone new to Vegas and advocates for healthy a lifestyle. The activities range from fitness classes to sushi-making classes so there’s something for everyone. The neighborhood is close to Mount Charleston and Floyd Lamb Park, both are beautiful and have incredible wildlife. The area is relatively new, so the homes are modern.

Pros: Skye Canyon is set in a natural environment with plenty of parks, trails, and open spaces. The community offers a wide range of recreational opportunities, including hiking, biking, and swimming. Skye Canyon is also home to a variety of housing options, from single-family homes to townhouses and condos, which can accommodate different lifestyles.

Cons: Skye Canyon is a 30-minute drive from the Strip and airport, making it inconvenient for some. There are still construction projects going on with it being a newer area.

 

The Lakes

 

The Lakes community is one that prides itself on having beautiful waterfront properties while still within the city of Las Vegas. The neighborhoods of The Lakes are very quiet and friendly. The Lake Town Center Plaza is very close by and has a nice selection of local restaurants and a cozy mini market. The homes can range from affordable to expensive depending on the neighborhood you’re in and if you value having a waterfront property.

Cons: Home prices in The Lakes are relatively high compared to other neighborhoods. Most homes in the area are older.

 

Southern Highlands

 

Southern Highlands is at the Southern tip of Las Vegas and has a very cozy and secluded feeling from the rest of the city. It’s a very popular neighborhood for families since it barely feels like you’re in Vegas with the beautiful landscapes. The neighborhoods have many parks that are well-maintained with hiking and biking trails that weave throughout the community. Southern Highlands is a 15-minute drive away from the Strip, making it appealing for those who want the option of world-renowned shopping and dining close to them. There are two large retail centers with stores, restaurants, and services close to most neighborhoods as well.

Pros: Southern Highlands is a gated community, which provides a sense of security. The neighborhood is home to a prestigious golf course, and a country club, and a variety of parks and recreational areas. Southern Highlands is also known for its high-end homes with luxury features and finishes.

Cons: The homes are relatively expensive, and the HOA fees could be on the higher end. There are not a wide variety of restaurants in the immediate area.

 

Green Valley Ranch

 

Green Valley Ranch is a suburban area of Henderson known for its great neighborhoods for families. Most residents own their homes and describe it as a well-managed community with great parks, trails, and events for people of every age. It’s 10-minutes away from Downtown Las Vegas and Sloan Canyon Natural Conservation Area. The District is a large mixed-use development with lots of dining and shopping in which many residents frequent.

Pros: The community is home to top-rated schools, and it has a strong sense of community. Green Valley Ranch also offers a wide range of amenities such as parks, walking trails, shopping centers, and a casino resort. It is friendly for all ages and close to both nature and the Strip.

Cons: Some stores close early in the community which can be inconvenient.

 

 

The Strip

 

The Strip is at the heart of Las Vegas and home to luxury condos and older homes. Since it’s so close to the University of Las Vegas, many students are in the older homes in this area. There is entertainment everywhere which makes it easy to meet new people if you are coming to the city to socialize. You will have a huge selection of dining and luxury stores at your fingertips with the many other things that come with being close to the casinos on the Strip.

Lake Las Vegas is a community located on the eastern outskirts of Las Vegas. This community is luxurious and extremely secluded. It is about a 40-minute drive to the heart of the city. The homes located on the lake are breathtaking and with that comes a hefty price tag. Many events are hosted for the residents that you can find on their website and newsletter. Overall, if you are looking for a luxury community with lively events along with being far from the heart of Las Vegas for some seclusion, Lake Las Vegas might be the community for you.

Pros: Lake Las Vegas is situated around a 320-acre man-made lake, providing residents with beautiful waterfront views and recreational opportunities such as boating, fishing, and water sports. The community is home to several luxury resorts, spas, and golf courses.

Cons: The luxury of being close to the lake comes with the home being very expensive. Most neighborhoods are about a 10–15-minute drive away from grocery stores and schools. The nightlife in the area is sparse.
